Lovingly renovated in 2012, our spacious main-floor feels-like-a-house 'Garden Suite' is an enchanting secret hideaway with a comfortable relaxed space plan. Inside, our freshly re-imagined, airy and open-concept space features its own private and elegant marble-tiled entrance, private cedar decked garden with barbecue, two comfortable bedrooms and a bijou home office (easily converted to sleeping accommodations for one or two additional persons) with one queen and two full beds, all which feature fresh linens with down comforters. Each sleeping area has its own access to a full bath or water closet.
The suite is split into a domestic zone of reflection, contemplation and lazy morning lie-ins, connecting through a Centre Hall into a separate casual L-shaped Entertainment Room featuring hand-hewn beams, wide-plank flooring, and a light-filled vaulted sitting area with operable skylight and walk-out to the garden. The fully-fitted contemporary kitchen has four quality stainless steel appliances and a butcher block island. There is a separate laundry/storage room, an indulgent, luxe four-piece washroom with rain shower and deep soaking tub, and a jewel-like two-piece powder room featuring floor-to-ceiling mirrors and hexagonal marble tile. This suite is a tranquil, bespoke setting fitted with designer furnishings and note-worthy art-work spanning the globe. Situated on the second level, with its original centre hall private entrance opening formally to the street, our 'Captain's Quarters' suite retains authentic vintage detail dating back to the late 1880s when the house was originally constructed. With the patina of old wood floors, wide baseboards, original mill-work window surrounds, beadboard trim and hand-crafted panel doors, this suite has been thoughtfully and sensitively renovated to respect the integrity of the beloved family home it once was, while offering all manner of contemporary comforts including ensuite laundry. A spacious renovated marble tile washroom, complete with classic porcelain fixtures and original cast-iron tub offers an opportunity for quiet reflection in spa-like surroundings which infer the simple luxuries of an island age long past.

Substantially renovated and recently furnished with quality designer furnishings, our top-floor 'Attic Atelier' has a secluded 'tucked under the eaves' hideaway charm which is a rare find in downtown Charlottetown. This suite boasts two sun-dappled bedrooms (one queen, one full, featuring fresh, quality linens) with operable windows and remote-controlled skylights which supply each with the benefit of fresh island summer breezes. The well-appointed living area (complete with flat-screen television and comfortable extra-long linen settee) easily converts to accommodate additional sleeping simply by closing the pocket French doors. The living space has a pair of glass doors that open onto a spacious sky vista terrace with seating and barbecue nestled beneath the canopy of a 100 year old ash tree. It's a magical treetop perch ideal for evening stargazing. The open kitchen is equipped with quality stainless steel appliances and features a cozy built-in banquette and round ship-captain's dining table. It's the perfect place to cook, gather and unwind. The Story

Upper Hillsborough is owned by two realtors with Bosley Real Estate Brokerage in Toronto, Ontario, age-old friends who both relish and celebrate thoughtful, well-executed design. Since 1999, James has been lucky enough to call Charlottetown home during the summer months thanks to a long-standing involvement as a musician at the Charlottetown Festival, home to Canada's longest running musical, Anne of Green Gables. James hails from Summerland, British Columbia and moved to Toronto in 1988 to pursue his career as an orchestral musician. In the time since, he's enjoyed the opportunity to perform with many of Canada's finest ensembles including the Toronto Symphony, the National Ballet of Canada, and the Canadian Opera Company, and to perform internationally in destinations including New York, Hong Kong and Edinburgh.
Steven, since boyhood, has consumed design and housing in the same way many others take in food or oxygen. Housing-obsessed, he has a multi-disciplinary education in housing and is the pioneer behind the www.urbaneer.com brand catering to, exploring and ruminating on all things urbanite, property and otherwise in Toronto! Originally from Victoria, British Columbia, Steven has two decades of experience as a realtor, spearheading the development of Toronto's Innovative Space marketplace which included the conversion of several former warehouses, banquet halls and factories into loft condominiums. Operating in a sales and marketing capacity, plus as a designer and style guide, Steven always has a real estate project on the go. Upper Hillsborough is a labour of love that celebrates the historic architectural vernacular of Prince Edward Island, with a twist!
James and Steven have renovated and restored what was, at time of purchase in 2008, a battered, forlorn 'diamond-in-the-rough'! With their characteristic attention to detail, this substantial top-to-bottom renovation has included significant major building component upgrades, including new sound attenuation systems in the ceilings, upgraded plex plumbing and upgraded wiring with independent breaker systems. There also has been a renewed commitment to your comfort, including foam insulation in the walls and ceilings, new double-thermopane casement windows and remote-operated skylights, plus a top-quality individually-controlled hot water heating system. Fully-retrofitted with permits by Charlottetown's most reputable trades into a 'no expense spared' luxury legal triplex, this century-old shingle dwelling celebrates the patina of yesteryear with all the modern conveniences.
